Extreme Labs sits on Colemans Road in Carrum Downs, inside the Extreme Networks building. It has been home to a working community of small businesses, sole traders and remote teams since we opened it — accountants, consultants, tradies running the office side of the business, and people who simply got tired of the drive up the highway.
You get a private, lockable office of your own, meeting rooms when you need to put your best foot forward with a client, fast internet, and parking out the front. What you don’t get is a twelve-month commercial lease, a fit-out bill, or a queue for a hot desk.

Yes — free on-site parking at our Colemans Road building, so no meters, no permits and no circling the block.
Can I hire a meeting room without renting an office?
Yes. Our small meeting room is $20 per hour or $120 a day + GST, and the large meeting room is $150 a half day or $250 a full day + GST, including projector and whiteboard use. You don’t need to be a member to book one.
How far is Extreme Labs from Frankston?
Around ten minutes by car, with direct access via Peninsula Link and EastLink. We also serve Seaford, Skye, Sandhurst, Bangholme, Frankston North and the wider Mornington Peninsula.
