Founders and start-ups
A base to grow from, alongside other operators doing the same thing. Terms are month to month, so you can take a bigger office in the same building when the team grows rather than negotiating your way out of a lease. Extreme Labs sits alongside Extreme Networks, so IT, systems and technology help are in the building when you need them.
Freelancers and consultants
Somewhere that isn’t the kitchen table or a café with the coffee machine going. A private, lockable office you can leave your gear in, and a meeting room to book when a client needs to come in. No long-term commitment.
Remote workers
A quiet, professional place to focus, minutes from home instead of an hour into the CBD. Business-grade internet, on-site parking, meeting rooms and unlimited tea and coffee, open Monday to Friday, 8:30am to 5:30pm.
Small teams and established businesses
Offices sized for two to a dozen people, with meeting rooms for client sessions, interviews and presentations. You’ll share the building with accountants, brokers and other professional-services businesses — quiet and credible, not a call centre floor.
Where we started
Carrum Downs
Extreme Labs has run from the Extreme Networks building since day one. The workspace is currently fully leased — which is what prompted the second location.

Twenty-three private, lockable offices on Level 2, most with natural light and around 50% larger on average than our Carrum Downs offices. Month to month — no 12-month commercial lease.

What you get either way
Both locations run on the same terms. No lock-in contract, no fitout bill, and a weekly rate that covers the lot.
No long-term contract
Month to month rather than a 12-month commercial lease. Pay for the space you need, and scale at your own pace.
One weekly rate
Your office, business-grade internet, meeting room access and tea and coffee — all in the weekly figure. On-site parking is shared across the building at Narre Warren and isn’t allocated.
Meeting rooms on site
A small room for client sessions and interviews, and a larger boardroom with projector and whiteboards for presentations and team days.
A professional tenant community
Accountants, insurance brokers, consultants and other professional-services businesses share the building, plus the wider Team Extreme network.
